Make Contact

Send us your contact details. Our office will contact you promptly to explain the procedure. OPA will provide a FREE market valuation of your property.

Send Details

You send us pictures or we arrange to take pictures of your property. We write up your property listing from accurate details received. The listing write up is approved by the seller and we publish on all major property websites.

We Advertise online

We advertise your property online through Property24, Gumtree and other property sites.

Potential Buyers

Contact details of potential buyers are forwarded to the seller. Seller makes direct contact with potential buyers to arrange viewing of the property at your convenience.

We take offers

Should an interested party wish to make an offer, OPA will handle the process on your behalf from beginning to end. OPA will complete Offer to Purchase documentation with the buyer and present to the seller for consideration.

Monitor the legal process

Should you accept an offer OPA will facilitate the bond application and provide updates through to registration of transfer.

When offers are made

   When an offer is received, we will discuss the offer with the Seller and the Buyer.

   An Offer to Purchase agreement is then sent from OPA to the Buyer.

   Once the Offer to Purchase has been signed by the Buyer, we will inform the Seller. The decision to accept now rests with the Seller.

   When the offer is accepted by the Seller the Offer to Purchase or Agreement of Sale is forwarded to the conveyancing attorneys. All legal documentation is prepared by the attorney and the process to transfer commence.

Payment

   OPA will guide you through the entire process and liaise with conveyancing attorneys, the Buyer, the Bank, the Bond Consultant and the Seller.

   We advise on which compliance certificates are required(eg. plumbing, electrical, beetle, gas, etc).

   Once all the legal documents have been prepared and signed, we submit the required paperwork to the Deeds Office.

   Upon registration of the property to the Buyer, the proceeds of the sale less the outstanding bond amount and our commission are paid directly into your bank account.
